Please note for Whole Estate reservations, we need to understand the nature of your stay and approve it, before it is finally confirmed. We also require a security deposIt of $1000 if you are booking both properties

ADDITIONAL RULES
We used to have almost no rules, but unfortunately since the Conservation Hut opened a few doors away, almost every second week someone invites a bunch of people over, moves furniture around etc. This has put a lot of strain on a fragile historic home, makes our neighbors unhappy, and is also a lot of work that is not fun - we spend our weekends policing numbers instead of doing the joyful part hosting - sharing the home and the Mountains.
Therefore we have been compelled to create this list of rules. If you have booked the whole estate, we also require a $1000 security deposit.
What we are the most firm about:
Extra guests (not approved on the overnight booking
Noise
Damaging the house (moving furniture, high heels etc)
being angry with our manager over any of this
If you do any of these these, we will charge a penalty as per rules below. We may also cancel and no refund will be due to you
1. ANY EXTRA GUESTS
We define an event as anyone onsite for any reason at any time, outside of the approved number of guests for an overnight stay.
This includes inviting any friends or family or other people over, whatever the nature or timing (day visit, picnic, lunch, dinner, girls weekend, photos, anything with more than the overnight guests paid for). Children are counted as people. If you have extra people over, we charge $100 per person, for each night or each episode of entrance.
2. ANY GATHERINGS. Disclosing and getting approval for ANY special gatherings or events like 80th birthdays or wedding related activities ( even if your vows and reception are offsite). This includes any form of photos, gatherings, tea, picnics, meals etc even if the actual wedding or elopement or event or meal is not at Carramar.
We have wedding packages and special birthday packages, and these are managed by a management company for anything over the approved number of guests for overnight stay. We also partner with Conservation Hut for bigger gathering than we can host.
This always needs to be discussed with us and approved, and there is an additional fee and set of rules (see notes on weddings below)
2. NOISE
The property is large but is in a natural amphitheatre and noise carries and disturbs neighbors.
No loud noise at any time, and especially after 8pm please.
Please be aware at sundown that guests in the Coach house next door typically want privacy around sunset, and noise carries.
4. SECURITY CAMERAS BEING TAMPERED WITH
This usually happens when people are getting ready to leave, or when extra guests start arriving. We get an alert from the system, and will send our manager over and/or charge a penalty of $500.
We have reluctantly installed Cameras at each of the entrance doors and noise monitors.
5 DAMAGE TO THE HOME
This is not a modern kit home with tiled floors and replaceable items. The home is older than the Federation of Australia and most things are irreplaceable. The floors are Kauri (native soft wood) and we are slowly restoring them by applying beeswax by hand. The marble fireplaces came from Italy in a tall ship. Our stained glass is 140 years old and so is some of the furniture
Please no high heels, no moving furniture around, no slamming doors or windows, no fires spilling coals on the floor, no fires in the bedrooms, no wet feet or towels on wood surfaces. Just generally be as gentle as possible.
6. PETS WITHOUT APPROVAL
We welcome pets but have some rules, and will need to ask about your pets breed and training before we approve a pet stay, and the pet fee is $120 per pet
Because we are right next to the Blue Mountains National Park we have a lot of wildlife, including lyre birds, wild ducklings, rosellas, possums and King parrots, so from time to time we may not allow pets (for example if we have baby ducklings) . This also means no cats. We also have no fence between the main House and the cottage next door, so dogs have to be under supervision on a leash when outdoors. There will be pet rules when you arrive. Pets always need permission
GOVERNMENT CODE OF CONDUCT
Please note the new New South Wales Government Code of Conduct for short term rental guests. if these are breached, you can be placed on an exclusion register and not be able to say at short term rentals for 5 years
SPECIAL NOTE ON WEDDINGS
As a landmark property, we are often asked about weddings.
For weddings and elopements we can host small gatherings, so please reach out to us for details
For larger weddings we partner with Conservation Hut. This requires prior approval and additional fees apply.
Please only bring the guests and pets you have disclosed. Any people onsite over the guests you have disclosed and paid for is considered an event.
We have unfortunately had one or two incidents of events without approval since the Conservation Hut opened for weddings. so we have been compelled to check on guest numbers and handle this more seriously. The platforms can shut us down indefinitely if this is not handled well, and we could loose our entire ability to host.
If you are having a wedding or elopement or microwedding (even if the ceremony is not being held at Carramar and is happening nearby), please let us know. It is a requirement of our guest rules. You are not permitted to have any wedding guests onsite at all without approval and additional event fees.
GENERAL RULES:
GENERAL: General house information and rules found in the house must be followed. It is the Primary Guest’s (the person making the booking) to ensure that these rules are followed by all guests.
NUMBER OF GUESTS: The number of overnight guests must not exceed the number listed on your booking and confirmation message. Day guests and visitors who are not declared incur a $100/person/night or event as an additional fee. The number of guests at the property must not exceed 12 at any time. The number of guests may be exceeded only by the sole discretion and express consent of the Host.
EVENTS and commercial photos are not permitted if you book the main house only. You can only have the number of guests you declared per night. Micro weddings, elopements, must book the whole Carramar Estate (Carramar house and Coach house) . This is a separate listing. we do not allow instant book for events, it is by approval only
NOISE: The use of PA or speaker systems is prohibited and music is not to be played outdoors after 8pm. Loud music (that can be heard outside the house) may not be played indoors after 10pm. Complaints from neighbours may result in eviction and/or forfeiture of your security deposit,.
FIREPLACES: Fires may only be lit in the library or the lounge/kitchen fireplaces. The bedroom fireplaces are not to be used, please use the central heating to warm these rooms.
FIREPIT: Outdoor fires may only be lit in the designated fire pit and only when fires are permitted by local authorities. Fires must not be left unattended under any circumstance.
MARBLE: We love our marble surfaces but they do require just a little more care. As they are porous please take care to wipe up spills. Please use serving boards, coasters and placemats provided.
FURNITURE: Please do not move furniture – damage to floors and furniture may result in a deduction from the security deposit. Guests must not move any indoor furniture outside.
RUBBISH: Please use the rubbish bins provided at the property (yellow bin for recycling, red bin for normal garbage). Excess rubbish must be removed from the property, or a removal cost will be deducted from the security deposit.
NEIGHBOURS: The peace and privacy of our neighbours is very important to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.
PETS: Pets are not allowed at the property unless prior approval has been given. Carramar Estate is home to a range of native wildlife including birds, snakes and possums, please keep your pet (and our feathered, furred and scaled friends) safe by keeping your pet on a leash in the grounds. Please do not allow pets on the furniture. Please clean up after your pet.
SMOKING: Carramar Estate is a strictly non-smoking location.
CHECK-IN AND CHECK-OUT: Check-in time is not before 3pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made.
KEYS: You are responsible for the safekeeping and replacement of house keys. Please leave the key in the lockbox when you depart. Failure to return keys will incur a fee of not less than $300.
BBQ: Please ensure the gas bottle is turned off after every use. Please wipe down the BBQ plate prior to your departure.
CLEANING: Before departure, please run the dishwasher with any last minute cups/plates etc. Extra cleaning charges and rubbish disposal fees may be incurred in the case of abnormal cleaning requirements. This will be deducted from the security bond.
PROBLEMS OR COMPLAINTS: In the event of any problem or complaint, please inform us at the earliest opportunity so we can rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
SURVEILLANCE CAMERA: A CCTV Camera is located at each of the entrance doors and footage may be reviewed and charges applied for additional guests. Turning off, covering or tampering with the cameras in any way will result in eviction from the property and forfeiture of your security deposit, and/or a $500 penalty
GUEST IDENTITIES: We reserve the right to request the name of the primary booking person (who must also be one of the overnight guests) and names of all guests
CANCELLATION POLICY: we have a no-refund policy. If you are unable to make you stay and you give us notice ahead of time (14 days ahead for the coach house, and 21 days for the main house), we will try and book an alternative time for you, provided it is in the same pricing season (for example, mid week in April is not the same pricing season as Christmas Holidays or Winter in July)
BOOKING THE WHOLE ESTATE:
By approval only, and cannot be instant booked. If you book the main house in instant book and coach house on instant book, we will reset the rate to reflect 'whole estate' and require a security deposit.
